    FHA & VA Questions

What is the FHA loan limit in Florida for 2026?

The 2026 FHA floor for a single-family home is $541,287 in most Florida counties. Monroe County, the Keys, is a high-cost area with a higher limit of $990,150.

What credit score do you need for an FHA loan?

FHA allows 3.5% down with a 580 or higher score. Scores from 500 to 579 can still qualify but require 10% down. Individual lenders may set higher minimums.

Is there a maximum VA loan amount?

No. For 2026, veterans with full entitlement have no VA loan limit and can buy with zero down, including jumbo-sized loans, as long as the lender approves the amount and you qualify.

Can I use FHA or VA for an investment property?

No. Both require the home to be your primary residence. They can't be used for a second home or pure investment, though VA allows owner-occupied multi-unit properties.
