The VA loan is the most powerful purchase mortgage in the United States. Here's what makes it different, and why so many lenders mishandle it.

Down Payment

$0 down for full-entitlement veterans. You can put money down to lower the funding fee, but you don't have to.

Mortgage Insurance

None. Ever. Forever. The single biggest cost advantage VA has over every other loan on the market.

Loan Limits

None for full-entitlement veterans (post-2020). Borrow into jumbo territory with $0 down. Partial entitlement follows county limits.

Credit Floor

VA: no minimum. Most lenders: 580 to 620. We have 580 access. Manual underwrite available for files with compensating factors.

Funding Fee

1.25% to 3.6% (financed into loan). Waived entirely for service-connected disability, surviving spouses, Purple Heart on active duty.

Property Types

Primary residence only. SFR, VA-approved condo, 2 to 4 unit (must owner-occupy one unit). Cannot be used for pure investment property.

The "VA appraisal will kill the deal" myth

VA appraisals are stricter on health & safety items, but the appraised value process is the same as any other loan. With proper property prep and the right comps package, VA appraisals close. The Tidewater process gives us a chance to defend value when it's triggered.

Listing agents who write "no VA"

Big problem in some FL markets. Coach your Realtor on how to position your VA offer, strong earnest money, escalation clause, inspections handled cleanly. We'll prep the exact language that positions your VA offer to win.

VA condo approval

The condo project must be VA-approved (different list from FHA). Many FL coastal condos aren't on the list, but VA approval can be requested. We pre-screen the project before you write the offer so there are no surprises.

Multiple-use entitlement

You can have more than one VA loan at a time. Move-up buyers and PCS-relocators routinely keep their first VA home as a rental and use remaining entitlement on the new home. We map this out precisely.
