The Panhandle isn't one market, it's five.

Destin and 30A run on short-term rental income and Gulf-front luxury pricing. Panama City Beach is mid-rebuild after Hurricane Michael. Pensacola and Navarre carry a heavy military buyer base most lenders underprice. Treating the whole Panhandle as one market is how deals get mispriced.

  • Post-Michael and post-Sally insurance reset: Wind and flood premiums reset hard after the 2018 and 2020 storms. We pre-quote insurance before structuring any offer, because it changes your qualifying DTI.
  • Heavy military buyer base: Eglin AFB, Hurlburt Field, Tyndall AFB, and NAS Pensacola drive real VA loan volume, and PCS timelines mean turnaround speed matters.
  • STR-dense Gulf-front corridor: Destin and 30A run some of the strongest short-term rental occupancy numbers in the state, and DSCR financing is built for exactly this.
  • Baseline conforming limit, not high-cost: $832,750 across Walton, Okaloosa, Bay, and Escambia counties. (Monroe County in the Keys is the only Florida county rated high-cost, at $990,150.)
