What is your flood insurance discount?

Most Florida towns have earned a discount on federal flood insurance by building and planning above FEMA's minimum standards. Almost no buyer knows it exists. Find yours below, by city, by county, or by island.

This is FEMA's Community Rating System. When a community goes beyond the minimum floodplain rules, FEMA discounts flood insurance premiums for nearly every policy in that town. The size of the discount depends on where the home sits. A property inside a high risk flood zone, meaning any zone starting with A or V, earns the larger discount. A property outside one, such as zone X, earns the smaller. Policies already sitting at a rate cap may get less, or none.

Read the two columns carefully

It is a common and expensive mistake to quote the headline number for a home that is not in a flood zone. Sarasota County shows 25 percent, but a zone X property there gets 10 percent. If you are comparing two homes, check the flood zone first, then read across to the right column.

The Keys, island by island 31

FEMA rates jurisdictions, not islands. Monroe County has only six: the unincorporated county, Key West, Islamorada, Marathon, Layton and Key Colony Beach. Every island below inherits the rate of whichever one it sits in, and the boundaries surprise people. Grassy Key is inside Marathon, so it earns 20% while the island next door earns 35%. Lower Matecumbe is Islamorada, not the county.

This stretch has the widest spread in Florida. Unincorporated Pinellas County earns 40%, the best rate in the state, but almost every barrier island town inside it earns 20% or 15%. Crossing a city line here can cost twenty points.

No community by that name is in the Community Rating System. Not every town takes part. Mexico Beach, Port St. Joe, Apalachicola, Satellite Beach and Dixie County are notable absences. Flood insurance is still available there, there is simply no town wide discount on it.

A discount is not the same as an affordable payment.

Flood is one of three coverages on a coastal home, and the premium goes straight into your monthly mortgage payment. Before you make an offer, find out what the whole picture costs.

Common questions

How often do Florida flood insurance community discounts change?

FEMA resets community classes twice a year, on April 1 and October 1. A community can move up or down. This page reflects classes effective October 1, 2026, verified against FEMA on October 22, 2026.

Do I get the CRS flood insurance discount automatically?

Yes. If your community takes part and your policy qualifies, the discount is applied to your NFIP premium by the insurer. You do not apply for it. Private flood policies are priced separately and are not part of this program.

Why does my neighbor get a bigger flood insurance discount than I do?

Usually because one of you is inside a mapped high risk flood zone and the other is not. The larger discount applies inside zones starting with A or V. It can also happen if you are in a different jurisdiction, since a city often carries a different class than the unincorporated county around it.

My town is not on this list. What does that mean?

It means the community does not take part in the Community Rating System, so there is no town wide discount. Flood insurance is still available. Participation is voluntary and takes significant local effort to earn and keep.

Does the CRS discount apply to wind or homeowners insurance?

No. The Community Rating System discount applies only to federal flood insurance through the NFIP. Wind and homeowners coverage are priced separately, and on a coastal Florida home they are often the larger bill.

Which Florida community has the biggest flood insurance discount?

Unincorporated Pinellas County holds a Class 2 rating, which is a 40 percent discount inside a high risk flood zone. That is the strongest rate in Florida. Many barrier island cities inside that same county earn only 20 or 15 percent.

Educational reference only. Community classes are published by FEMA through the National Flood Insurance Program Community Status Book and were retrieved on October 22, 2026. FEMA resets classes on April 1 and October 1 each year, and a community can move up or down. Island to jurisdiction mapping is compiled from Monroe, Lee, Collier, Sarasota, Manatee, Pinellas, Walton, Okaloosa, Santa Rosa, Escambia, Bay, Gulf and Franklin county boundaries; where a parcel sits near a city line, confirm the jurisdiction on the property record. This is not an insurance quote, a flood determination, or a commitment to lend. Confirm your community's current class and your own premium with your insurance agent or local floodplain administrator.
