How much is insurance on a coastal Florida home?

It varies widely, but combined wind, flood, and homeowners premiums commonly run from a few thousand dollars a year to well over $15,000 for waterfront or low-elevation homes. Flood zone, elevation, construction, and roof age move it the most.

Why is flood insurance so expensive in VE zones?

VE zones are coastal high-hazard areas exposed to wave action and storm surge. Premiums run far above AE or X zones, and elevation relative to the base flood elevation can swing the number by thousands a year.

Does a wind mitigation inspection lower my premium?

Often yes. It costs around $150 and documents features like roof straps, a hip roof, and impact openings that can meaningfully cut the wind portion of your premium.

Should I use Citizens insurance?

Citizens is the state insurer of last resort and is reducing policies in 2026. If you can get private coverage at a workable price, that's usually the goal, with Citizens as the fallback.
